Why Physicians Should Consider Real Estate Syndications

As a physician, you’ve dedicated years to building a successful career. But with long hours and demanding schedules, finding time to manage investments can be challenging. Traditional stock market investments come with volatility, and managing rental properties can feel like another full-time job. That’s why many physicians are turning to real estate syndications—a truly passive way to build wealth through real estate.

In this guide, we’ll explore the top 10 reasons why real estate syndications are an ideal investment option for physicians.

1. Passive Income Without Management Hassles

Real estate syndications allow you to own a share of institutional-quality properties without the burden of managing tenants, handling maintenance, or dealing with day-to-day operations. A professional team handles everything while you collect passive income.

2. Diversification Beyond Traditional Investments

Most physicians are heavily invested in stocks, bonds, and mutual funds, which are subject to market fluctuations. Adding real estate to your portfolio provides diversification and stability, reducing overall investment risk.

3. Tax Benefits & Wealth Preservation

One of the biggest advantages of real estate investing is the ability to minimize your tax burden. Through depreciation, cost segregation, and 1031 exchanges, real estate syndications offer significant tax advantages that can help offset your taxable income from your medical practice.

4. Inflation Hedge & Long-Term Wealth Growth

As inflation rises, so do property values and rental income. Unlike cash or bonds that lose value over time, real estate is a natural hedge against inflation, ensuring your money retains its purchasing power.

5. Consistent & Predictable Returns

Unlike the stock market, where prices can fluctuate wildly, real estate syndications focus on cash-flowing properties that generate stable income through rent collections and appreciation over time. Many syndications offer quarterly or monthly distributions, providing physicians with reliable passive income.

6. Leverage Expertise Without Doing the Work

Syndications allow you to invest alongside experienced real estate operators who specialize in acquiring, managing, and optimizing properties for maximum returns. This gives you access to professional expertise without the steep learning curve.

7. Time Freedom for Career & Family

With long shifts, patient care, and administrative responsibilities, physicians rarely have time to manage investments actively. Real estate syndications require no active involvement, allowing you to focus on your practice, family, and personal interests.

8. Limited Liability & Risk Mitigation

Unlike direct property ownership, where you assume full responsibility for liabilities, syndication investors have limited liability. This means your personal assets are protected while you still benefit from the property’s performance.

9. Access to Institutional-Quality Deals

Real estate syndications provide access to large-scale, high-quality multifamily and commercial properties that are typically out of reach for individual investors. These properties are professionally managed and have strong value-add potential.

10. Strong Long-Term Performance

Historically, real estate has been one of the best-performing asset classes, delivering long-term appreciation and cash flow. Many real estate syndications target double-digit annualized returns, making them an attractive option for building generational wealth.

Frequently Asked Questions

Can I talk to someone about investing with SITG Capital?

Absolutely, we have dedicated representatives ready to assist you with any questions you may have.

When will I get paid?

Our team will assist you in setting up an automatic payment to your checking or savings account, with income distributed during the first week of each month.

How often are distributions?
You will receive monthly distributions from the fund, structured as a return of capital rather than income to provide potential tax benefits.
What is the minimum investment?

The minimum investment is $50,000.

How are distributions paid?

Typically distributions are paid via ACH.

What are the tax implications I should consider?

Be sure to consult your tax advisor, but for high-income earners, we can classify distributions as a return of capital. This allows you to defer taxation and potentially benefit from long-term capital gains rates (capped at 20%) instead of being taxed at your income bracket (up to 37%). As a result, the taxable equivalent yield for top-bracket investors can exceed 15%.

Can I reinvest my distributions?

You can consult our investment relations team for detailed information and to determine if this is the right option for you.

How do I view my investment?

You will have an online account managed through our third-party platform, AppFolio.

What is the minimum investment term?

The minimum investment term varies depending on which investment fund/property is selected.

Can anyone invest with SITG Capital?

Only accredited investors can invest alongside SITG Capital.

What happens if the real estate market declines?

As a preferred investor, your investment is inherently protected against market fluctuations. Throughout the latest downturn, all of our investors have continued to receive their payments without interruption.

How do I get started?

Our investor relations team is happy to assist in the onboarding process. Be sure to fill out a contact form on our website to start the onboarding process.

What does a preferred investor mean?

Being a preffered investor means you have priority regarding distributions, over any common shareholders.

A famous example of this would be when Lehman brothers went under during the great financial crisis. All of their preferred investors were paid out in full including the distributions they were owed.

Are the returns guaranteed?

No investment can be guaranteed, however, since the Peregrine Income Funds inception, we have never missed a distribution to our investors.

What makes SITG Capital different from other investment firms?

SITG, meaning Skin In The Game is what makes us different from many general partners.

We invest our own capital in every project we take on to ensure that we have skin in the game!

Additionally, we do not charge acquisition or disposition fees like our competitors, while taking a community first approach to our investments.
