We compensate our team based on performance to ensure alignment with investor goals. We do not engage in projects that may create a conflict of interest between us and our investors.

This philosophy has guided our decision making since we founded the company, and as a result we have raised more than 50 million dollars in our last capital raise.

Our Active Team

Joe Fisher

Managing Partner
Joe Fisher is a Managing Partner with SITG Capital Partners. He has over a decade of experience in the financial services industry and currently holds his Series 7 and Series 66 licenses and the Chartered Retirement Plan Counselor designation. He has spent his career working with and managing high-net-worth clients, most recently with over $1 billion in assets under management. He started his real estate career as a small business owner flipping homes on the side, to today heading SITG Capital. Since starting SITG Capital with his fellow Partners, he has helped grow the firm from a place for a select few to invest to a firm focused on offering more investment options to all. Joe has a loving wife and two very active labradors. He calls Dallas home but exploring the world, and all it has to offer are his favorite pastime and a great way to connect with the clients he serves.

Luis Cortez

Director of Business Development

Luis joins SITG Capital as a 19-year veteran in wealth management. He has served in advisor, leadership, and sales executive roles throughout his career. He began his career in the bank channel before opening his own advisory practice which he owned and operated for nearly 9 years before being called into leadership and executive roles to serve and develop the next generation of financial professionals. He is passionate about making a positive difference in people’s lives and is passionate and believes in multifamily real estate as an optimized total/absolute return strategy that is mathematically and financially sound when done properly.

He grew up in the world of financial services, with his father running a successful insurance brokerage and financial planning practice for 30 years, before his passing, in South Texas. Luis brings a unique perspective along with a wealth of knowledge when it comes to serving clients, building relationships, running a business, as well as growing and developing teams.

Luis received his undergraduate degree from The University of Texas Red McCombs School of Business with a BBA in Finance. While at UT he was also a member of the Longhorn baseball team and was part of their 2002 National Championship. He leverages not only his academic knowledge but also his athletic and team experiences with the organizations he works with.

Currently, Luis is pursuing his MBA with Texas Tech University’s Rawls College of Business with concentrations in Big Data and Healthcare Organization Management. He hopes to apply this education with the firm to bring value to its clients as well as our operations.

Luis is married to his high school sweetheart, Lydia, who is a Nurse Practitioner. They make their home in Leander, a suburb of Austin with their two boys, Tristen and Tayten as well as their three dogs. They enjoy the great outdoors, great food, traveling and of course BASEBALL!

Nick Miller

Director of Investor Relations
Nick has been in financial services for over a decade. He currently holds his Series 7 and Series 66 licenses, and before joining SITG, provided financial planning and advice to his clients. Through SITG, Nick has been able to continue being an advocate for clients while connecting them with the value that SITG Capital provides. When Nick isn’t enjoying time with his wife and daughter, he’s likely fly fishing or taking photos of wildlife. Nick is a Kansas native and currently lives in Lawrence, KS, working remotely for the Firm.

Mariel Ruiz

VP Interior Design
Mariel works full-time as a Meteorologist in Dallas TX, but has always been passionate about interior design. She began designing in 2016 starting with her own single-family home and working her way up to a project featuring 5 luxury single-family homes. Mariel’s favorite designs are inspired by her world travels and by nature. Her styles and D-I-Y projects have even been featured on a few television segments. When she is not designing homes or forecasting the weather, Mariel enjoys spending time with her husband and staying active with their two labrador retrievers.

Mo Rahman

Managing Partner
Mo Rahman is an Engineer by trade with a focus on Operational Excellence with 10yr Military experience. He has over two decades of experience in IT with Cisco Systems & was the CEO of Family Medicine Austin before assisting in its sale. His strengths include process optimization, resource efficiency, and budget maximization. His real estate career began with acquiring rental properties, he now leads the Operational arm of SITG Capital. Mo lives in Austin, Texas with his Physician wife and 3 children. His pastimes, when not hunting for real estate opportunities, are looking for good Indian food, keeping his 3 teenagers busy, and planning as many whiteboard sessions as possible.
Fred Owens

Fred Owens

Director of Commercial Lending

Fred Owens is an accomplished Director of Commercial Lending at SITG Capital, leveraging his extensive 15-year career in real estate and banking. With a solid background in both residential and commercial lending, he excels in overseeing all aspects of lending operations, from acquisition to portfolio management. Fred is a strategic thinker who employs a meticulous approach to optimize debt structures for new and existing projects, ensuring alignment with the firm’s long-term goals and growth initiatives.

Recognized for his analytical acumen, Fred’s lending guidance goes beyond numbers, incorporating a nuanced understanding of market trends and a keen ability to assess risks and rewards. His expertise plays a pivotal role in navigating the complex financial landscapes of real estate investment, instilling confidence in stakeholders that their capital is managed efficiently.

Outside of work, Fred leads a vibrant life in sunny Phoenix, Arizona with his wife Ada. They both share a passion for salsa dancing, finding joy in the balance between excitement and grace. Fred is also an avid pickleball player, bringing the same level of enthusiasm and competitiveness from the court to his professional endeavors. Continuously seeking personal and professional growth, Fred embraces new hobbies to augment his rigorous work-life balance.

Ayah Elnady

Real Estate Associate

Ayah Elnady is a Graduate Student-Athlete at the University of Kansas. She completed her Undergraduate Degree in Finance and is currently working on her Master’s Degree in Business Analytics while also studying for her CFA designation. Ayah developed her passion for real estate investing from her father, who has a substantial real estate portfolio and is always seeking profitable investments. She currently resides in Lawrence, Kansas, where she plays on the KU Volleyball team while finishing her Master’s Degree. When Ayah is not working or playing volleyball, she enjoys walking and trying new food.
